Moving out of the rental

Well we moved out of the rental and into our own home last week, was a bit frazzled because the house we bought needed quite a bit of cleaning (had been empty for a while and previously rented by a young single bloke). In between cleaning the new house and moving we also, no, sorry I also cleaned the rental for handover. I had heard horror stories of the final inspection and people having nightmares with the petty money grabbing excuses of the rental agents but in my niavity I thought they were a bit exaggerated. I had a guy come in to clean the carpets (the one I had to use cos the rental agents wouldn`t let us anyone different), he told me the house looked good and I shouldn`t have any problems, the pest control guy came in to spray for fleas (part of the deal for renting with a dog, even though she doesn`t have fleas we still had to spray - which is fair enough) he mentioned how good the place looked, so I was reasonably confident we`d get most of the bond back.
We handed the keys back, the inspection was done the next day and I was phoned at 4:50pm and told it had been a good handover but there just a couple of issues, she then went on to mention a few things they were ....
Paint chips on walls - ok hands up to that one - the plaster is crap but hey.

Finger prints on some wall sockets & switches - I had wiped them all over but maybe I missed something.

Dust/ marks on a half shelf - I know I wiped those clean.

The vinyl & tiles needed hoovering - they had all been done but maybe I missed something.

There was a smear on the shower screen - ok maybe I hadn`t wiped the cleaning product off properly.

Items left on kitchen work surface needed removing from house - ok I couldn`t think what that might be but I would make sure I moved it.

Water on kitchen drainer - water I asked?? Was there much?? "No" she replied just a little bit I rembered that I had poured a drink whilst cleaning as the house was like an oven (no air con or insulation) maybe a small amount had splashed onto the drainer but there was no way it could have been much. Now folks this is the point where the stormy Jock part of my character started to surface - she went on to say she had spoken to the owners and they weren`t willing to let it go and everything had to be sorted. I launched into a round expltives that would have made Rab C hold his head in shame, I pointed out that we had been good tenants never caused any hassle always had excellent inspections, that we had been told that the grass would be cut for moving in - it hadn`t been , that the garden had been full of weeds up to our knees by the shed & side, that the frame around the flyscreen was bent and hadn`t been fixed as promised and that whilst I could understand some of the stuff others on her list were just downright pedantic.
Anyway we got the keys, got the paint mixed for patching the walls and trotted back to the house and did everything on the list (apart from clean up the water as it had obviously evaporated as the sink & drainer were bone dry) even though I couldn`t see any finger prints, or dust or smears. The paint we put on turned out slightly darker than the original but hey we mixed it to their instructions. So we now await to see how much of the bond we get back - oh and the stuff that had been left on the kitchen worktop ?? You want to know what was the big problem there ?? The item that was so awkward that it couldn`t just be left??

Oh you must be sooooo glad you are in your own place now, no more stupid rental agents to put up with.

If they decide to keep any of your bond you can challenge it through some arbitary body, i just can't remember who, usually the threat of that gets you your bond back unless there is anything major. It's common knowledge that agents make a fortune from docking bonds and it's very unusual for the owners to see a cent, or even know that there was a problem. As for her calling the owners, why would she do that, the owners are paying her a hefty sum to manage the place they aregoing to be well peessed at being called up about something so petty.

Bloody crooks the lot of them (sorry it's one of my pet hates). Bit of advice for anyone still to go down the rental route, take loads of pics when you get the keys so you can challenge anything they have on the inspection report.

:D Cheers guys!! It will be interesting to see what happens - the owners are moving back in to it - I bet it won`t take long for them to fit the aircon we were told we would get (but never did) once they are in it. :rolleyes:

moving into a new home can be hell, but moving frome a rental is hell.

we got the same gobby

6 of us , sorry 7, spent 5 hours cleaning our old rental.
while we were cleaning about 20 people came to view the house. so the agent seen how much work had gone into the place. just before i got her to do the final inspection i took the kids up to give it one more going over. took about 4 hours.

after she inspected the place she left me a list


2 x A4 pages long! I am not kidding!

at this point i was ready to kill her, but i thought nah im going to get this wee shite.
so off we trotted with the list and did every single mark she had listed. (another 5 hours)
she wasnt getting one cent of that bond! and she didnt.
y'wanna know what makes me laugh though?

one thing she pointed out was a hair on the vanity unit in the bathroom. i thought she must be sharp as a tack to spot that.
but no. we had one tree in our back yard. it was about 30 fit tall. it was that green and bushy it used to shed into the guy next doors pool. he hated it. after we left and before she did the final inspection the guy next door chopped it down.


and did she spot it?

ask them if you use the company they recomend they will except their cleaning as final. because sometimes they dont :o

turns out i could have used a company and all it would have cost me is 400 bucks.
all the time i would have saved it would have been worth every cent :yes:

okay thanks for that, all windows have to be cleaned too

mind you this place was a dust bowl when we moved in - they said the cleaning company had been in - like shite it had, there were cobwebs everywhere, dust on every surface, the floor was glittering with it too.

Windows hadn't been cleaned, but all the bathrooms/shower rooms were clean

some stains on one of the carpets too

all of it was noted on our list when we moved in so I hope that they take note of that. i'm not holding my breath :rosetints:

:lol: that's really funny. We also had trouble getting our bond back. They wanted a few walls cleaned (we later found out that the decorators were coming in so they used us to prep the walls) and, there wasn't anything else about the place they could dispute.

So why did we have trouble getting the bond back ?



We didn't have a joint bank account and they refused to give us cash and wouldn't give us a cheque in one name.

I have the tennants thingy bookmarked (if you want it, just yell) so I printed it all off and hubby went into the real estate agents, had a row with agent who called out boss who ended up nose to nose with hubby as hubby screamed at him for all to hear. We got a cheque that day :thumbsup: Real estate agents sure don't like bad publicity. :whistle:

We had trouble with ours as well. After spending all day cleaning & tidying, getting carpets cleaned etc we were told the oven wasn't cleaned to her satisfaction.

The rental agent even came back & gave us a hand to get it shining but later on that night we got a call saying the owner still wasn't happy.

My mrs told the agent the owner could shove the oven up her arse & we will see her at the arbitary court.
Next day she decided to settle the bond in full.

Rental agents can be bastards. We got our entire bond back, no arguments, but only after I reminded them of their responsibilities as landlords and that they had acted improperly.

After i gave notice (6 weeks) I got a call from the agent asking to come round to take photos. He said no need to go nuts with the cleaning, just pick up any clothes, mags, do the washing up and tidy away any toys. Cheeky bugger I though, how does he know we are so messy. Put the phone down, thought nothing else of it. Got home, something not right. Clothes on the bedroom chair waiting to be put away, mags on the coffee table and worktop, toys eveywhere and the washing up piling up....Then I spotted Harry pushchair had been moved, we dont use it anymore, so it sat up against the laundry door as we hardly ever used that door either. It had been moved to another part of the laundry. The only explanation was that someone had used the door!!!! Not us!! I caught them at it, the fecking bastards!!! I got a grovelling appology after laying it on thick about being a woman at home alone with a child, worried that someone had broke in !! :D His excuse was that he had only been in the job 2 week, short term memory problem I think as he had shown us a property 6 weeks earlier!!!

Anyway...come final inspection, the agent pointed out a mark on the wall, a hole in the fly screen and several other small things. I pointed out that it was reasonable wear and tear and I am sure the bond agency wont find any impropriety on MY part!! He went white and 2 days later I was informed that the full bond will be refunded no contest. Good thing really, I would have let rip if even a penny was held back.

Well I finally heard back (after I phoned yet again and was put on hold for 10 mins) the owner still isn`t happy with the paint & patching we did, so I told her the owners could stick their house up their arse sideways and choke on it. We are getting it all back apart from $80 for the paint & patching - frankly Im just beyond caring, I just want an end to it. Im now off to draw all over my walls - cos I can (I did think about your suggestion Soapy but then realised I would be the one who had to clean it up!! :lol: )

Bugger that! Be damned if they can hold back ANY of the bond for 'fair wear and tear'! :angry:

Write to them (yes, put it in writing ;) ) saying that you disagree, that the alleged damage is fair wear and tear and demand your full bond back, failing receipt of which you'll take it to arbitration. :yes:

If you want a hand drafting a letter, give me a yell. :kiss:

I am crapping myself about getting a rental now.

Ive had a big fat row with Sky, an even bigger row with LA fitness, Ive had two cases with Consumer Direct to back me up with my big fat rows.

The last thing I need is a shitty estate agent.

Anyone wanna let their flat/house out to me privately? Gordon does only chew our clothes/towels and nothing else - honest. :whistle:
