CG tell me about it as I haven't got a clue how it is going to work out :wacko: Have to say though normally if I look at a house when they have done the footings I always think they look small but this time I think it looks massive so my life will now be made of cleaning cleaning and more cleaning as it is going to be enormous :rolleyes:

OK picture update on how it is all going. The bearers and joists were put on top of me stumps...

The pool was formed up ready for spraying as we needed this done ready for the brickies that still haven't turned up as yet :angry:

The first of the massive posts were put up - these are for the car port and they are massive - so big in fact I thought a picture with Roy in would give you a clear picture as to how high these posts are. The reason why they are so high is that the roof will be the same height as the house and the house is 1.2 metres off the ground. This is also the place we will put our boat when we get one :whistle:

So now they have started to put up the framework for the external walls - in fact today I went over there and they have nearly finished all the external walls :thumbsup:

So the stresses so far.......trusses have been a nightmare after the stupid man that had a go at me for not giving him the bulk timber order, and then kept bragging to me about how he could get the trusses here the following week "but I told them you didn't have a stick of timber on the site" :angry: has messed us about something rotten and now his smile has been firmly wiped from his face as he messed up and is now a couple of grand out of pocket for his fook ups....karma is a great thing :D

The timber has been delayed for various reasons, weather has been awful, brickies wife gave birth when he was meant to show up which I couldn't get over how inconsiderate she was as she could of crossed her legs for a while :lol: Now due to weather the brickie is playing catch up on other work before he gets to ours :mah:

A footing was put in the wrong place so we have had to re do a footing at our expense (first and last one I will be paying for and they know it :angry:)

I've lost one carpenter, the other has been a no show this week so I'm down to one carpenter and as the weather is bad Roy has been rained off so he is now the carpenters assistant.

Gathering quotes is still a nightmare as to get the right people is just impossible.

Other than that I am calm and chilled out - although that might be because is working most weekends on the house leaving me in peace :lol: Seriously he has been working like a trojan on the house and has spent ages painting every nail, bolt tripple grip etc with paint to protect it from decaying (love the salt air here....not!)

So this is the update for now :D

Very slowly. No roof on the garage as yet which means no plasterboard.

Contract has between 31 and 58 days to completion - and when Shauna spoke to the building coordinator today he was shocked at how little progress there'd been. Erm - if he doesn't know who else will?? Promised we'll get plasterboard in 2 weeks and kitchen between 3 and 4. I'll believe it when I see it.

Have you chosen a boat? Make sure it's big enough for all your mates! :whistle:

Had news tonight that Brickie is starting a week Friday....hopefully :mah:

He said he would start this Friday then changed his mind (don't know why but Roy didn't push the matter :angry:) It will all be kicking off very soon as the flooring is being delivered in 4 weeks from today so the roof and walls have to up and finished by then :o

How excited am I :ecstatic:

Have your feet dried out up there yet? As it is seriously not drying out down here although sunshine is booked later this week with a nice cold snap to go with it :rolleyes:

Next session on the house building adventure.

We managed to pick up a new carpenter that called in at the site looking for work and as it turns out he is just fantastic. Lovely man and a bloody brilliant carpenter with very fine detail skills so ideal for some of the cutting out of the large posts that are now up.

We still haven't got back one of the original carpenters who keeps saying he'll be back but then doesn't show up :angry: Last Monday we were meant to have 5 carpenters and only 2 showed up but with delays in materials it worked out for the best and hopefully this week the 5 of them will be there and so is all the materials to keep them all very very busy for a few weeks until the roof goes on.

The brickie has finally showed up and has put up a lot of the walls in just one day. It amazes me how quickly they can shove up the bricks rather than having to do a couple of courses a day like in the UK - something to do with the blocks Roy tells me but I think the weather helps here.

The whole place has a different feel to it now with the walls up and has bought in the pool a bit to make it feel more of a square than rectangle. I love it as it is better than I imagined it to be. The decking area is just amazing, both large and private I can see us spending a lot of time on there.

We now have 673 m2 of roof at the ready to go on and this is how I spent the majority of the school holidays gettign quotes for this. It is worthwhile getting a heap of quotes we went for 6 and as it turned out it was split in half with 3 being too high and the others being what we wanted to spend. So in the end the roof came in at $15k plus th insulation at another $5k on top (we went with a more expensive one made of air cells rather than the wool type)

The mortgage has now started up so this is where we will be paying both mortgage and rent at the same time...not looking forward to that one! So at the last calculations we had spent out $121k not including the roof. It is still under budget regarding carpentry which is good as we have gone over on budget for the walls due to the blocks going up 60 cents each which is shocking. A lot of the materials are going up at the moment by a silly amount so I'm keeping a tight grip on a few things.

Our main carpenter Dave is just my dream man now as he is just fantastic, a great carpenter but also looks after the job for us and has managed to get as far as he has way under what we allowed time wise hence the savings in the carpentry side of things. It is worth while looking for someone like this unless you are going to be on site all the time as without him I know we would be very stuck.

I have finally had the delivery of our window louvres after waiting for 2 months :angry: so I now have to varnish 650 metres of them which will be fun but Roy didn't want me to start this weekend as we had a heap fo cleaning up to do over on the site (the downside to owner building and having more tradesmen on site)

We're surprising very calm about it all and we haven't had any major problems that have kept us awake at night. So far so good and we're glad we have done it this way instead of through a builder. I may moan about a lot fo running around but in a way I love it as having to do all the ordering of materials has helped me appreciate what goes into building a house and makes this place all the more personal to us.
